- The driveway is steep. Four-wheel drive is required in the winter months, though any car manages it once the snow is gone.
- The last quarter mile is dirt road. It's county maintained and fine for any car.
- There's a staircase up to the cabin, and two of the three bedrooms are on the second floor.
- Two vehicles park at the top of the driveway, plus garage space for one car. There's room at the bottom for a trailer.
- There are exterior security cameras on the property. The home's alarm system is switched off for your whole stay.
- No smoking anywhere on the property, inside or out.

4. Cancellation
If Guest cancels 14 or more days before check-in, Host refunds everything paid (less any payment-processing fee); 7–13 days before check-in, 50% of what was paid; and fewer than 7 days before check-in, nothing. A cancellation must be sent in writing (email or text) and takes effect when Host receives it.
No refunds for late arrival, early departure, no-shows, unused nights, or a stay ended for a breach under “License, not a tenancy”.
Date changes count as a cancellation and a new booking, unless Host agrees in writing to move the dates.
If Host cancels for any reason other than Guest's breach, Host refunds everything Guest has paid, including any non-refundable deposit, and owes nothing more.
Weather, roads, fire bans and outages. Snow, ice, rain, road conditions, fire restrictions, smoke, closure of trails or the National Forest, power, water, internet or TV outages, and amenities that are temporarily out of service (such as the hot tub, fireplace or fire pit) do not allow Guest to cancel without penalty and do not earn a refund. Host will make reasonable efforts to restore service.
Evacuation or an unusable cabin. If a government authority orders an evacuation of the cabin's area or closes the roads to it (for example, for a wildfire), or the cabin has no heat, no running water, or no safe access for more than 24 hours in a row for a reason Guest did not cause, Guest may leave or not arrive, and Host refunds what Guest paid for the nights Guest could not use, less any non-refundable deposit. That refund is Guest's only remedy.
Host strongly recommends travel insurance that covers cancellation, weather and evacuation.
5. Damages & charges
Guest is responsible for the cabin, its contents and its grounds, and for the acts of every Occupant and visitor, from check-in until check-out. Normal wear and tear is not charged.
Under the card authorization in “Payment”, Guest authorizes Host to charge:
- Damage or missing items: the actual cost to repair or replace, including labor.
- Extra cleaning beyond a normal turnover (for example stains, trash or dirty dishes left behind, mud, a dirty or uncovered hot tub): $75 per hour of extra time, one-hour minimum.
- Smoking or vaping anything in the cabin or anywhere on the property: a minimum $500 remediation charge, plus actual costs above that.
- Pets or other animals (other than a service animal allowed under “No pets · No smoking · No parties”): a minimum $500 remediation charge, plus actual costs above that.
- A party or event: a minimum $500 remediation charge, plus actual costs above that.
- More people than booked, or an unregistered overnight guest: $100 per extra person per night.
- Late check-out without written approval: $50 for each hour or part of an hour after check-out time. After 1:00 PM, one more night at the cabin's highest nightly rate, plus any refund or cost Host owes a guest who could not check in on time.
- A lockout, a lost key or garage remote, or a trip Host must make because of Guest (for example to reset something Guest turned off or to deal with trash): $75 per trip, plus the cost of anything lost.
- Trash left outside the bins or open to animals: $75, plus cleanup costs.
- Hot tub drain and refill after glass, food, soap, bubble bath, oils or other contamination: $250.
- Septic blockage from flushing anything other than toilet paper: the actual cost of pumping and repair.
- Fines and third-party costs from the stay, including fire, noise or parking fines and any claim against Host caused by an Occupant or visitor.
- Payment costs: any returned-payment or dispute fee Host's payment processor charges.
The fixed amounts above are a reasonable estimate of Host's costs and lost bookings, which are hard to measure exactly. They are not penalties. Where Host's actual cost is higher, Guest pays the actual cost instead.
Condition on arrival. Guest will report any damage, dirt or problem found on arrival within 2 hours, with photos, by text or email. Otherwise the cabin is taken to have been clean and in good order at check-in. Guest will report anything that breaks during the stay right away.
Evidence. Host inspects and photographs the cabin after check-out. Guest agrees that Host's dated photos and video, entry-code and camera records, cleaner and contractor reports, receipts and invoices are fair evidence of the cabin's condition and of the cost. Host will send an itemized statement with photos within 10 business days after check-out, or promptly after Host finds damage that could not reasonably have been found in that time.
Paying for damage. For damage or missing items, Guest may pay by card or another way Host accepts, and may send Host its own repair estimate within 10 business days of receiving the statement. Unless Guest agrees otherwise, Host charges the card for damage no sooner than 20 business days after sending the statement, and for no more than the actual repair or replacement cost.
6. License, not a tenancy
This Agreement gives Guest a short-term, revocable license to occupy the cabin as transient lodging for the dates booked. It is not a lease and does not create a tenancy. Arizona's Residential Landlord and Tenant Act does not apply to transient occupancy (A.R.S. § 33-1308). Every stay is shorter than 30 nights in a row; a longer stay needs a separate written agreement. Guest has no right to stay after check-out.
Ending a stay for a breach. If an Occupant or visitor seriously or repeatedly breaks this Agreement (for example more people than booked, an unregistered overnight guest, a party, smoking, a pet, breaking a fire rule, illegal activity, threats, or deliberate damage), Host may end the stay by telling Guest in person, by phone or by text. Everyone must then leave within one hour, or immediately if anyone's safety is at risk. Host keeps all amounts paid, and the charges under “Damages & charges” still apply.
Anyone who stays after the stay has ended is no longer allowed on the property. Host may change the entry code, ask law enforcement to remove them, pack and store anything left behind at Guest's cost, and use any other remedy the law allows. For a minor problem, Host will first ask Guest to fix it when there is time.
7. Occupancy, visitors & age
Maximum occupancy is the number shown for the cabin. If the booking lists fewer guests, the booking number is the limit. Every person counts, including children. An infant under 2 does not count only if Host agrees in writing before arrival. These limits exist for the septic system, insurance and safety, and they are strictly enforced.
Only the people on the booking may stay overnight. Daytime visitors need Host's written approval in advance, count toward the maximum while they are there, and must leave by 9:00 PM.
The person who signs must be at least 21 years old and must stay at the cabin for the whole stay. Guest may not book for someone else without Host's written approval. Anyone under 18 must be with a parent or guardian who is staying at the cabin.
Misstating how many people are staying, or who they are, is grounds for ending the stay without a refund.

9. Quiet hours, parking & conduct
Quiet hours are 9:00 PM to 8:00 AM, out of respect for neighbors. No amplified music outdoors at any time. Guest will follow all laws and any county or community rules and will not use the property for anything illegal.
Park only in the spaces described for the cabin, never on the road, on a neighbor's land or in the forest. No more vehicles than those spaces hold without Host's written approval. No RVs, campers, tents or sleeping in vehicles, and trailers only where the cabin's notes say there is room.
Repeated noise complaints, or any call to law enforcement caused by an Occupant or visitor, is grounds for ending the stay.

Fire. Follow every fire restriction in effect for Yavapai County, the local fire district and the Prescott National Forest. During restrictions, open flame outdoors is usually banned. A fire pit, where a cabin has one, may be used only when no restriction is in effect and Host has not said otherwise, never in wind, never unattended, and it must be put out completely with water before everyone walks away. No fireworks, sky lanterns, torches or candles outdoors. The propane grill is allowed: never leave it on unattended, and turn the gas off after use. In the wood-burning fireplace, burn only dry firewood, keep the screen closed, never leave a fire unattended, and leave the ashes in the fireplace, never in a trash can. Keep hot pans, ashes and heaters off wood, counters and furniture, and use no portable heaters other than any Host provides. Guest pays any fine or firefighting cost caused by breaking these rules.
Hot tub. Use at your own risk. No glass, food, soap, bubble bath or oils in or near the tub. Shower before use. Adults must watch children in and near the tub at all times. Keep hot pans, ashes and heaters off wood, counters and furniture, and use no portable heaters other than any Host provides. Guest pays any fine or firefighting cost caused by breaking these rules.
Hot tub. Use at your own risk. No glass, food, soap, bubble bath or oils in or near the tub. Shower before use. Adults must watch children in and near the tub at all times. Do not use it after drinking alcohol or using drugs, or if pregnant or with a heart or other medical condition, without a doctor's approval. Put the cover back on and secure it after every use.
Septic. The cabin is on a septic system. Flush only toilet paper: no wipes (even “flushable” ones), hygiene products, paper towels or grease.

11. Check-in, check-out & late departure
Check-in is from 4:00 PM and check-out is by 10:00 AM on the dates booked. Host sends entry instructions only after the amount then due has been paid and this Agreement has been signed. Early check-in or late check-out is allowed only with Host's written approval.
At check-out, follow Host's check-out instructions: trash in the bins, dishes done, fireplace and grill off, hot tub cover secured, windows and doors locked.
Staying past check-out without approval is a holdover. The late check-out charges under “Damages & charges” apply, and anyone still there may be removed as described under “License, not a tenancy”.

13. Right of entry
Host and its workers may enter the cabin at any time without notice in an emergency (such as fire, a water leak, a gas smell or a safety concern), or when Host reasonably believes this Agreement is being broken in a way that puts people or property at risk, after first trying to reach Guest when there is time.
For repairs, maintenance and inspections, Host will give reasonable advance notice, usually by text, and will try to work around Guest's plans. Workers may service the outside of the property (snow removal, hot tub service, trash pickup, yard or pest work) without notice and without entering the cabin. Reasonable entry does not earn a refund.

The cabins have exterior security cameras that record video of areas such as the driveway, parking, entrances and the outside of the cabin. They record video only, not sound. - the distance from hospitals and emergency services, and limited cell service; and

16. Release of liability
To the fullest extent Arizona law allows, Guest releases, and agrees not to sue, Host, the cabin owners, and their family members, agents and workers (the “Host Parties”) for any injury, illness, death, or loss of or damage to property arising from the stay, the property or any amenity, including claims that a Host Party was negligent.
This release does not cover gross negligence, willful misconduct, or anything else Arizona law does not allow to be released. Guest gives it for Guest and, to the extent the law allows, for Guest's heirs and for the minors in Guest's care.
17. Indemnification
Guest will indemnify, defend and hold harmless the Host Parties from any claim, loss, damage, fine or expense, including reasonable attorney fees, that arises from (a) anything done or not done by Guest, an Occupant or a visitor, (b) a breach of this Agreement, or (c) a claim by any Occupant or visitor (including a minor) arising from the stay, even if a Host Party is claimed to be partly negligent, except to the extent caused by a Host Party's gross negligence or willful misconduct.
18. Limitation of liability
To the fullest extent the law allows:
- For any claim arising from this Agreement or the stay, other than bodily injury caused by a Host Party's negligence, the Host Parties' total liability is limited to the total Guest paid for the stay.
- The Host Parties are not liable for indirect or consequential losses, such as travel costs, lost wages, lost enjoyment, or other plans.
- Host is not responsible for loss of or damage to Guest's vehicles or belongings, which Guest should insure.
These limits do not apply to gross negligence or willful misconduct.
19. Lost & left-behind property
Host is not responsible for items left behind. Host will make reasonable efforts to hold items it finds for 30 days and will ship them at Guest's request and cost. Food, opened toiletries and similar items are thrown away at check-out. Items not claimed within 30 days may be donated or thrown away.
20. No subletting; bookings through a platform
Guest may not sublet, re-rent, assign, advertise or transfer the reservation or the cabin, or let anyone stay who is not on the booking. Any attempt is void and a breach.
If Guest booked through Airbnb or another platform, that platform's terms govern payments, refunds, cancellations and damage claims for that booking, Host will not charge Guest's card directly, and the rest of this Agreement applies to the stay to the extent the platform's terms allow.
21. Payment disputes & chargebacks
Nothing in this Agreement limits Guest's rights with a bank or card issuer. Before disputing a charge, Guest agrees to contact Host in writing and give Host 10 days to resolve it, because most problems can be fixed faster that way.
Guest agrees that the charges this Agreement authorizes are valid. Host may give the card issuer and payment processor this signed Agreement and its signing record, the booking and payment records, messages, entry-code and camera records, and photos.
If Guest disputes a charge that this Agreement authorizes and the dispute is decided in Host's favor or withdrawn, Guest pays any dispute fee and Host's reasonable costs of responding.
22. Attorney fees, collection & interest
In any lawsuit or claim arising from this Agreement, the prevailing party is entitled to its reasonable attorney fees and costs.
Any amount Guest owes that is not paid within 30 days after Host's statement bears interest at 10% per year until paid. Guest also pays Host's reasonable collection costs, including collection-agency fees, to the extent the law allows.
23. Notices
Notices under this Agreement may be given by email or text message. Notices to Host go to hello@groomcreekcabins.com or by text to (928) 235-5940. Notices to Guest go to the email address and phone number on the booking. A notice is given when sent, unless the sender learns it was not delivered.
24. Electronic signatures & records
This Agreement is signed and kept electronically under the federal E-SIGN Act and the Arizona Electronic Transactions Act (A.R.S. § 44-7001 and following). Guest's typed name, together with the consent boxes Guest ticks, is Guest's signature and has the same effect as a handwritten one.
The signing record described under “Electronic records and signatures” (the date and time, the email address the signing link was sent to, Guest's IP address and browser, and a SHA-256 fingerprint of the exact text signed) is part of this Agreement and may be used as evidence of who signed and what was signed. The copy emailed to Guest and to Host, and any printed copy of it, has the same effect as an original.
25. General
Governing law and venue. Arizona law governs this Agreement. Any lawsuit must be filed in the state courts located in Yavapai County, Arizona, and both parties consent to their jurisdiction. Either party may use small claims court where it is available.
Severability. If a court finds any part of this Agreement unenforceable, that part is enforced as far as the law allows, and the rest stays in effect.
Entire agreement. This Agreement, the booking terms, the Reservation Summary and any additional terms for this stay are the entire agreement and replace earlier messages, listings and quotes. If they conflict, the additional terms for this stay control, then the Reservation Summary, then the rest of this Agreement. Changes must be in writing; an email or text from Host counts.
No waiver. If Host does not enforce a term once, Host may still enforce it later.
Survival. The terms on payment, damages, release, indemnity, limits of liability, disputes and attorney fees continue after the stay ends.
House instructions. Host may give reasonable written instructions for the cabin (for example for the hot tub, trash or check-out) that are consistent with this Agreement, and Guest will follow them.
26. Agreement & signature
By signing, Guest confirms that Guest is at least 21 years old, will stay at the cabin, is responsible for all Occupants and visitors, has read the cabin details, the payment and cancellation terms and the card authorization, and agrees to this Agreement.
